We’re delighted that Angel Yard Cohousing in Norwich has won the Innovation Award at the 2025 Housing Design Awards.

Angel Yard is a 34-home cohousing project on a brownfield site in central Norwich, developed by Sussex Street CIC with TOWN and designed by Archio. Alongside private homes, residents will share a Common House, guest bedrooms, a communal garden, a shared laundry and a Library of Things — facilities that make community living easier and lower impact. In partnership with Golden Lane Housing, Angel Yard also includes two homes for adults with learning disabilities — the first time supported housing of this kind has been delivered within a cohousing community in the UK.

The award also reflects Angel Yard’s ambitious environmental strategy. Homes are designed to Passivhaus standards with cross-laminated timber construction, an all-electric strategy, rooftop PV, an on-site microgrid and battery storage. Alongside biodiverse landscaping, sustainable drainage and rainwater harvesting.

The project was codesigned over 10 months by future residents working with TOWN and Archio, showing how community involvement can sit at the centre of both housing design and delivery.

Planning consent was granted by Norwich City Council in March 2024, following engagement with Historic England and the Norwich Society.
