Mixed-use neighbourhood regeneration
We create compact, walkable neighbourhoods shaped around streets, public spaces and everyday social interaction. Our projects prioritise active frontages, playable streets, strong landscape structure and people-first public realm, creating places that are easy to move through, rich in character and designed to support daily life without relying on a car.

Commercial viability and delivery
Regeneration projects evolve over long timescales and often involve complex sites, constraints and delivery challenges. We bring development strategy, masterplanning, planning and delivery expertise with a clear understanding of private and public funding models, viability, phasing and long-term management.
We work across land assembly, development strategy, planning, procurement and delivery, helping partners navigate complex urban sites, heritage constraints, infrastructure requirements and evolving market conditions. Our approach focuses on creating commercially resilient neighbourhoods that can be delivered in phases, adapt over time and support lasting social and environmental value.
We are experienced in working within complex partnership structures involving councils, public bodies, institutional landowners, developers, funders and community stakeholders, aligning the interests of public bodies, landowners, investors, delivery partners and local communities to help move complex projects forward.

For the £70m Love Wolverton project, we helped devise a patient capital model linking public investment to long-term regeneration value.

At Nile + Villiers, we worked with Sunderland City Council’s development arm Siglion to develop a cost-efficient timber-frame housing typology to support high-quality regeneration delivery.

Regeneration shaped by participation and local knowledge
TOWN works closely with local communities, stakeholders and future residents to shape our regeneration projects. Public engagement helps us understand local needs and aspirations, surface ideas and opportunities, and build lasting support for development through dialogue and collaboration.
We use a wide range of engagement methods including design workshops, stakeholder panels, exhibitions, resident groups and creative participation programmes. Our engagement work often continues well beyond the planning stage, helping shape approaches to stewardship, meanwhile use and community infrastructure.

At Love Wolverton, Milton Keynes, interactive workshops with local organisations and residents explored ideas for the future town centre.

At Hartree, Cambridge, we pioneered the Ideas Exchange: a representative group of local people embedded in the design process throughout planning.

Working with children and young people
We are particularly interested in how our regeneration projects can help make towns and cities work better for children and young people, enabling greater independence, play and connection, and bringing different perspectives into the design process.

At Love Wolverton, Milton Keynes, Minecraft workshops with local schoolchildren explored what young people wanted from the future town centre.

At Hartree, Cambridge, a creative schools programme helped shape the project’s child-friendly design strategy.

Heritage-led regeneration
Our projects protect and celebrate heritage assets, reflecting the history and character of a place within contemporary development. Our projects work with inherited street patterns, historic landscapes and heritage assets to create places that feel rooted in their surroundings.
At Love Wolverton, the regeneration restores Wolverton’s historic street pattern and draws on the character of the Victorian railway town.

Our proposals for Shrewsbury Flaxmill Maltings combined heritage restoration with a new neighbourhood shaped by Shrewsbury’s historic urban grain.

At Moulsecoomb Place, Brighton, we helped reopen and reactive one of the city’s oldest secular buildings and its surrounding grounds.

At Nile + Villiers in Sunderland, the scheme reinstates historic streets and mixed-use frontages in Sunniside with new homes and commercial space.

Meanwhile activation
We bring sites to life through meanwhile activity: temporary uses, events and interventions that reconnect people with places while regeneration is being planned and delivered. These activities help build identity, visibility and momentum, allowing sites to contribute socially and culturally long before development is complete.
Meanwhile activity can also help establish long-term relationships, test future uses and create an early physical presence on site. By opening sites to local organisations, cultural activity and temporary occupation, these projects can begin shaping identity and stewardship long before permanent development is complete.

At Moulsecoomb Place in Brighton, meanwhile activation included markets, performances, community events and temporary public spaces that reopened the site to wider public use while building momentum around the long-term regeneration project.

At Love Wolverton, meanwhile uses and cultural programmes reintroduced activity to the Agora site ahead of redevelopment.

Regeneration and impact
Our regeneration projects are guided by TOWN’s wider impact framework, which brings together individual wellbeing, community wellbeing and planetary wellbeing.
We create homes and neighbourhoods that support health, social connection and quality of life, while prioritising low-carbon development, sustainable mobility, biodiversity and long-term environmental resilience.
This framework shapes our work from early strategy and masterplanning through to delivery and post-occupancy evaluation.
